What are the things you check?
Generally speaking, your home inspector will look at quite a lot, from the foundation up to the roof! You’ll be amazed at how thorough the inspection really is, yet there may be a few items your inspector won’t be as well-versed in or as able to evaluate—and it’s good to know that in advance.
For instance, the inspection is purely visual. It’s simply not reasonable to expect your home inspector to cut holes in the walls and look inside, so there may be some electrical wiring or plumbing that goes unexamined. Just be aware of these things as you proceed.
What do you charge for your services?
An inspection will typically cost a few hundred dollars, though it can vary. Remember that this is ultimately a shrewd investment in peace of mind, and in knowledge of the property you’re preparing to buy. An inspection will almost surely save you money in the long term.
What’s your experience?
You have every right to inquire about the credentials and experience of your home inspector—how long he or she has been inspecting, how many inspections he or she has done, etc.
May I attend the inspection?
Any reputable inspector should be totally fine with you coming along for the inspection, and asking questions along the way.
How long will the inspection take to complete?
If you do plan to attend the inspection—which we recommend—make sure you inquire about how much time to block off. Prepare for it to be at least a couple of hours.
What will be included on your report?
Ask to see a sample report, which will show you what sort of information you can expect to glean from the inspection itself.
